Identifying an Active agent is the first step in selecting a home. They will assist you in the search and transaction of buying your new home. The buyer’s agent is a professional who abides by a strict code of ethics in rendering the highest level of real estate services to home buyers and sellers. Not every real estate agent is a Realtor®.
YOUR COMMITMENT TO YOUR REALTOR®
A professional Realtor® will locate property for the buyer and negotiate acceptable terms and conditions for its purchase. The advantages of working with a real estate agent includes rapport, better communication and more familiarity with your wants and needs. Remember, an exclusive working arrangement is best unless your agent is not meeting your needs. Be sure to take your Realtor on your first visit to a New Home Builder should your interest be a new home.

HOW A REALTOR IS COMPENSATED
After you have taken ownership, traditionally your Realtor® will be compensated from the proceeds of the Seller. You will not pay a commission unless you wish to purchase a home where there is no compensation in place.
ADVANTAGES OF USING A REALTOR®
A Realtor® will navigate easily throughout the Multiple Listing Service (MLS) choosing the parameters of a home that suites your particular needs: finding the perfect home much quicker. The MLS also allows certain listing information to be available only to agents. In meeting the duties to you they will analyze what is presently Active, presently Pending, and recently Sold. This information will benefit you in determining a reasonable offer. They will also preview the property selecting those only that meet your needs saving your valuable time.
A successful closing goes up dramatically when a Realtor® is involved. They prevent "fall-out" and work through issues if or when they develop.
A Realtors® knowledge is priceless.
As real estate contracts become more complicated, you can rest assured they will negotiate the purchase contract on your behalf.
A) Select a Realtor®
B) Obtain Pre-Approval by Lender -- If you don’t have a lender ask your agent for a list.
C) Begin Home Search with Realtor®
D) Home Selected - Contract to Purchase submitted to Seller including a Pre-approval or LSR (Loan Status Report) from Lender
E) Seller responds – accepts or submits counter-offer
F) Contract signed in agreement by both parties
G) Escrow Opened by your Realtor® Earnest Money deposited with Escrow Company
H) Buyer completes the Loan Process
I) Appraisal ordered by Loan Co.
J) Home Inspection & Termite Inspection Ordered by Buyer (must be completed and response sent to Seller within 10 days)
K) Inspection submitted to Escrow Officer
L) Documents compiled
M) Loan package submitted to underwriting
N) Documents drawn by Lender (should send them to Escrow at least 3 days prior to closing
O) Documents signed by Seller and Buyer several days before closing
P) Funding takes place by Lender to Escrow Company
Q) Final closing deposits made
R) Documents record and escrow closes
S) Buyer receives key from Realtor® for new home
T) Escrow/Title disburses funds
